The current disruption due to the COVID-19 pandemic has occurred in a healthy leasing market for logistics and offices in Europe, with an office vacancy rate that is on average lower than before the Great Financial Crisis.
Despite a rise in the third quarter of 2020, office vacancy rates remain at low levels in the central business districts of the main European markets, limiting the impact on rents. Low interest rates should support the recovery, starting from high-risk premiums on European prime real estate yields.
